Services Provided to Landlords

Initially we will agree a convenient date and time with yourself to allow us to visit your property in order to assess its rental value, also known as a rental valuation. We will also discuss any improvements to the property which are required or recommended.You may have a rental figure in mind which we will always respect and if our opinion differs we will give you reasons on why this is.

 

We will then proceed to discuss with you what kind of service you are seeking, perhaps you are working full time and need someone to manage the property without any added stress, or maybe you would just like us to find you a tenant and then you will manage the tenancy. What ever your needs, we will cater for them.


Before we can market your property you will need an up-to-date Energy Peformance Certificate (EPC). These last for 10 years and we can arrange these for you at a cost of £70.00.


We market your property via our extensive online advertising portals including our website and our Facebook page, we will place an advertisement in our office window and erect a "To Let" board (if required). 

You tell us what kind of tenant you are looking for and whether you have any reservations with regards to pets, DSS claimants, smokers, etc. We then only offer viewings to people who match your criteria. When someone views the property and informs us that they would like to apply for it, we will come to you first with information on their current situation, job circumstances, if they have pets, children, etc. We will require your consent on whether you would like to proceed with credit and referencing checks on the people in question and we will then act accordingly.

The credit and referencing checks we carry out consist of a Credit Check, a Landlord reference, and an Employers reference. Where an applicant is not working they will be required to provide additional proof of income by bank statements etc.

You will receive regular correspondence on the progress of the checks and upon receiving the final reference we will contact you to advise the result, it is then your choice as to if you wish to proceed with the applicant. Some applicants fail due to their income or bad credit history, in which case they could pay more rent in advance or have a Guarantor in place for the tenancy.

Once a tenant has been secured we will carry out a thorough inventory of the property, this consists of a written form, property photographs and a video which will be copied to a disk. We make arrangements for if any keys need to be cut, or if the Gas Safety Check needs renewing, etc. The Gas Safety Check needs to be carried out on an annual basis which we can arrange with our qualified gas engineer at a cost of £85.00, however you may use your own engineer if you wish.

We will draw up all of the tenancy agreements, lodge the bond (if applicable) with the Deposit Protection Scheme, collect the rent from the tenant(s) and forward on to your bank account on the day the tenants move in.


We will carry out the check-in on the day the tenants are moving into your property in which we will go through all of the tenancy paperwork and inventory with the tenants. This gives the tenants an opportunity to walk around the property before they sign the inventory form and photographs. We will provide meter readings, a gas card and an electric key (if applicable) for the tenant(s). Once all the paperwork is signed it will then be forwarded on to you in the post the same day.

On the day the tenants move into your property we will inform Council Tax, Water and the Gas and Electric suppliers. All of the bills will be transferred into the new tenants names.

Let Only service charged at £398

Includes:


        Marketing the property costs £199.00, payable in advance, and covers the following:
        Advertising extensively in our window, via online advertising sources, and with a to-let board erected at the property (if required)
        Accompanied viewings
        • On Tenancy Agreement sign up the finders service fee will be charged at £199.00 which includes:
        Applicant referencing
        Collection (into our designated client account) and remit initial months’ rent received
        Advise all relevant utility providers of changes
        Provide tenant with Landlords contact details and method of payment (Inc. bank details if applicable).
        Deduct any pre-tenancy invoices
        Draw up Tenancy Agreements and sign on Landlords behalf (if required)
        Inventory preparation and printing. This consists of a written form, photographs, and a video copied to a disk.
        Lodge tenancy deposit with DPS (if applicable)


Full management charged at £149 and 10% of every monthly rental income

Includes:


        Marketing the property costs £149.00, payable in advance, and covers the following:
        Extensive advertising in our window, via online advertising sources, and with a to-let board erected at the property (if required).
        • You will not be charged in the time that the property is empty, the 10% of the monthly income only commences once we have found a suitable tenant for the property and they have moved in.
        Accompanied viewings
        Applicant referencing
        Collection (into our designated client account) and remit the weekly or monthly rent received
        Pursue non-payment of rent and provide advice on rent arrears actions
        Deduct commission and other works
        Advise all relevant utility providers of changes
        Undertake inspection visits and notify Landlord of the outcome
        Arrange routine repairs and instruct approved contractors
        Hold keys throughout the tenancy term and arrange for keys cutting (if required)
        Deduct any pre-tenancy invoices
        Contract preparation and signing on Landlords behalf (if required)
        Inventory preparation and printing. This consists of a written form, photographs, and a video copied to a disk.
        Lodge tenancy deposit with DPS (if applicable)
        Tenancy renewal

Other fees payable by Landlords

Renewal fee  £40.00

        Contract negotiation, amending and updating terms and arranging a further tenancy and agreement


Withdrawal Fee (subject to a minimum term of 6 months)  £75.00

        Advising the relevant interested parties, amending database and advertising
