Tenancy Deposit


A Tenancy Deposit will be required

and is usually the equivalent of one months rent.

 

The Deposit will be lodged in Deposit Protection Scheme. 


The Deposit can not be used to cover unpaid rent.





 

Tenants

 

We offer a friendly efficient service to all tenants we assist. It is our intention to offer prompt, courteous help throughout your rental period and to help to the best of our ability.

 

In order to help you at the first stages of looking for a property to rent we have included a procedure of what to do.

 

Finding A Property


We maintain a database of properties available to rent and of prospective Tenants and their requirements. As properties become available, our first action is to contact waiting tenants on the database whose requirements match the property. Typically, properties to rent become available about two months before occupancy date, so where possible it is advisable to start looking early.

 

Viewings


Viewings will be arranged at mutually agreed times by a member of staff who can give advice and answer any questions you may have. Once you have arranged a viewing, you must confirm the appointment by telephone at least one hour before the agreed time. Failure to do so will result in the appointment being cancelled. Our opening hours are 9:00am to 5:00pm Monday to Friday, however we appreciate people have family or work commitments which may mean they are unable to attend appointments within office hours. For this reason we will endeavour to arrange evening and weekend appointments on request.

 

Applying for a Property


We will require from the applicant(s):

 

  • Completed Application Form
  • Proof of ID (in the form of a Driving licence or Passport etc)
  • Proof of address where you are living at the moment (in the form of a utility bill etc)
  • Proof of income to confirm employment, hours worked and reliability (in the form of 3 months or 4 weeks pay slips and a reference to confirm this will be retrieved by our referencing agency direct to your employer/superior)
  • Landlord reference if currently renting (This will be retrieved by our referencing agency direct to your Landlord. If renting from the Council you may be required to provide 6 months bank statements or rent statements to show the rent being paid)
  • £125 Administration fee is charged to cover costs such as Credit and Referencing Checks and preparation of the Tenancy Agreement. If the Landlord decline your application it will be refunded. It will however not be refunded if you decide not to proceed for any reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided. The fee is payable before any checks are carried out. There is an £40 Administration fee for every application thereafter who wishes to be named on the Tenancy Agreement. There is a £40 Administration fee for Guarantors.

 

If you are unable to provide some of the information/fees above, please do not be put off by this. We will try to work with you the best we can, and some Landlords are willing to waver these requirements for the right tenant depending on the property in question. If you are interested in a property, please do not hesitate to speak to us about it as we can't wait to hear from you.

 

DSS is accepted at the landlords discretion. If a landlord accepts DSS tenants then you may be required to provide a working Guarantour. The same applies if you are under the age of 25 then you may also be required to have a Guarantor. As per the previous paragraph, some Landlords are willing to waver these requirements however it depends on the property so you would need to enquire for specific details on the property you are interested in.

 

Rents


All rents are payable in advance (except stated otherwise) and it is advised that they are paid by Standing Order at least one day before the rent is due to prevent any delays from your bank. You will be responsible for Council Tax, Gas, Electricity, Water Rates & Telephone costs unless stated otherwise.

 

 

Fees payable by tenants before/during a tenancy: (reductions may apply depending on the property)

 

Tenant application fee  £125.00

        • Financial credit check, referencing (identity, immigration and visa confirmation, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement

Additional Tenant application fee   £40.00

        Financial credit check, referencing (identity, immigration and visa confirmation, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement

Guarantor application fee  £40.00

        Financial credit check, referencing (identity, immigration and visa confirmation, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and Deed of Guarantee as part of the Tenancy Agreement

Pet deposit  £100.00

        To cover the added risk of property damage. This will be protected with your security deposit in the DPS and may be returned at the end of the tenancy


Unpaid rent  £20.00 per each reminder letter

 

 Landlord reference  £20.00 per reference

       • To cover the time reviewing your tenancy and then submitting a relevant reference to your chosen Landlord or Letting Agency. We will send the reference to them directly.

 

Check in or check out inspections  £40.00 per visit

       • Only applies to appointments made outside of our normal office working hours which are 9am to 5pm Monday to Friday.
